Through a qualitative methodology, the study conducts in-depth interviews with professionals from three key organisations, providing detailed insights into the roles, challenges, and critical success factors associated with PMOs. The findings reveal that PMOs are instrumental in coordinating project activities, ensuring timely completion, and maintaining governance frameworks that enhance organisational efficiency. They significantly impact project performance by effectively managing risks, controlling costs, and improving stakeholder satisfaction. However, challenges such as bureaucratic delays, skill shortages, and the necessity to adapt to local business practices are also highlighted. To address these issues, the study suggests practical strategies, including the integration of agile project management principles, the prioritisation of continuous training, and the enhancement of leadership development. Furthermore, the research recommends future exploration into adaptive governance models and the integration of emerging technologies into PMO practices. This study contributes to the ongoing discourse on project management in the construction sector, providing valuable insights for both practitioners and academics.
