AN INVESTIGATION OF THE PERCEPTIONS OF ADOPTING MODULAR CONSTRUCTION METHODS FOR AFFORDABLE HOUSING DEVELOPMENT PROJECTS IN THE UK
Abstract
This aim of this study was to explore the possible use of the modular construction methods for overcoming affordable housing problem in the UK particularly in the wake of the COVID-19 pandemic. In this process, the study made an attempt to address the research objectives of identifying the key characteristics of modular construction methods in order to determine its suitability in housing development projects; exploring the utilisation of modular construction methods in affordable housing in the UK residential market and developing an in-depth understanding on factors affecting the adoption of modular construction methods in the UK housing sector through exploring the perceptions of industry experts. Methodologically, the study adopted qualitative methods and employed case study research strategy. In this process, through gathering data from primary and secondary sources, the study explored the views of industry experts and examined recent affordable housing schemes utilised modular construction methods. It is found that there is a growing interest in the use of modular construction methods in the delivery of affordable houses. In fact, companies specialised in offsite design and build of modular units are on the rise and thanks to the successful progress of the projects. More importantly, modular unit manufacturing firms employ different methods in developing their products which gives variety and more choices for housing development companies which is believed to be effective in overcoming negative perceptions about modular homes. It is also found that affordable housing schemes built with modular construction methods deliver variety of benefits to different stakeholders. However, the modular construction sector is in its infancy and thus, it is concluded that the ability to address the affordable housing problem in the UK with modular construction methods would be somewhat limited.
