Abstract
Despite the growing importance of facility management technologies (FMTs) in Saudi Arabia, there is a lack of comprehensive research on their adoption and usage within the sector. This study investigates the adoption status of facility management technology in Saudi Arabia, the technologies in use, driving factors, and felt needs from stakeholders. The study seeks to to give detailed insight into the technological map of the sector and form a basis of strategies for the future implementation of FMT. A mixed-method approach with a combination of both quantitative and qualitative research aims to explore the interplay of technology, organizational practices, and industry context. Data were collected using in-depth interviews for qualitative data and through a survey among facility management practitioners for quantitative data.
Overall, the research indicates that growing awareness of FMTs; and their adoption rates differ. Core technologies, which include CMMS, CAFM, and BIM, are very extensively applied, although broader implementation is hindered by challenges such as integration complexities, financial constraints, and security concerns. Emerging technologies—AI and IoT—are rapidly growing in terms of popularity but have lower rates of adoption compared to others. The study identifies a gross disparity in the adoption of FMT between the government and private sectors, where the government sector is far ahead in its uptake, especially due to better resources, funding, and stronger emphasis on technology-driven initiatives.
The research puts a premium on targeted strategies to address such challenges in a supportive regulatory environment, through investment in human capital, and collaboration, if FMTs are to become fully realized. Overcoming these barriers will let Saudi Arabia accelerate FMT adoption for enhanced facility efficiency, sustainability, and occupant experience. The paper contributes to the growing literature currently available on, and interest in, FMT adoption for facility management. The findings provide useful insights for practitioners and policymakers operating in the sector by guiding any future research or strategies toward successful integration.
